Who is Stanislav Sadovnikov?
Stanislav Sadovnikov is the founder of Magnum Estate International, one of Bali’s most established luxury-villa development firms. For over ten years Stanislav has specialised in freehold-adjacent, legally titled projects in Bali’s scarcity markets. He runs due diligence, structuring, construction, and rental operations end-to-end for more than two thousand international investors.
His approach is unglamorous and deliberate: legal structure over speed, transparent P&L with every cost on the table, rainy-season-tested construction, and proper TDUP / Pondok Wisata licensing from day one. The result is a portfolio that compounds instead of the typical Bali story of capital lost before closing.

What Stanislav Sadovnikov focuses on
Legal-first development
Zoning, AMDAL, access rights, titling chain. All cleared before a single rupiah moves. Most of the money in Bali is lost before closing, not after.
Scarcity-market selection
Canggu, Seminyak, Uluwatu. Finite land, 6 million annual international visitors, and prices that consolidate instead of correcting.
Operating-grade execution
Rainy-season-tested construction, proper TDUP / Pondok Wisata licensing, transparent P&L. Villas that yield 7–12% baseline, 15–20% at the top.
